Our team provided FISP | Local Law 11 inspection and reporting services as a Qualified Exterior Wall Inspector (QEWI), along with forensic analysis, architectural design, and construction administration for major exterior envelope work at 40 Rector Street and its annex building on Washington Street. The annex structure sustained long-term damage to its masonry cavity wall system as a result of particulate contamination from the September 11th World Trade Center collapse, which accelerated deterioration of masonry supports, steel components, and wall ties.

Our scope for the annex included a detailed forensic investigation of the façade and support systems, followed by the design and oversight of a full masonry façade reskinning program to address systemic failure and restore structural and envelope integrity. In parallel, the main 40 Rector Street building underwent extensive exterior masonry repairs to address age-related deterioration and localized damage.

 In addition, our team oversaw the comprehensive replacement of all windows throughout both structures, coordinating detailing, sequencing, and installation to ensure consistency of performance, appearance, and long-term durability across two fundamentally different building systems.
