Our team provided architectural and structural coordination services for the replacement of the ground-floor storefront and associated structural repairs at 140 East 95th Street. Upon removal of the existing, dilapidated storefront, which included multiple non-compliant alterations and LPC violations, we discovered that prior construction work had compromised the primary structural steel supporting the solid masonry façade above.
In response, we coordinated emergency shoring of the building, developed a structural repair strategy to stabilize and restore the compromised steel, and led the design and approval process for a highly constrained LPC-compliant storefront replacement. The work required close coordination with structural engineers, contractors, and landmark authorities to safely restore the load path of the façade while delivering a storefront solution consistent with historic district requirements.
