Rego Park Residential Condominium

Our team provided FISP | Local Law 11 inspection and reporting services as a Qualified Exterior Wall Inspector (QEWI), along with forensic investigation, architectural design, and construction administration services for this mid-rise residential building in Queens. Shortly after completion, unit owners experienced persistent water infiltration and unsafe conditions associated with failing masonry at the building envelope.

We performed a detailed forensic analysis of the façade, structural, and waterproofing systems to identify the root causes of the observed failures. Based on these findings, we developed a comprehensive corrective program that included the design of a full exterior reskinning strategy, structural repairs, complete roof replacement, and extensive garage repairs. In parallel, our team provided Parking Inspection Program (PIPS) services, addressing structural and waterproofing deficiencies within the garage to support long-term safety, durability, and regulatory compliance.
